SALARY: $55,640 – $66,040 BOE
HOURS:
Full time Monday – Friday 7:30-4:00, rotating on call hours every 4-5 weeks.
LOCATION: Columbus, OH

We are currently in need of a Maintenance Lead to oversee a team of technicians but who also is willing to jump in and lend a hand as needed. If you are skilled in both the maintenance world as well as people interaction then we are looking for you. In exchange, you can forgot about your worries at the fuel pump with a company provided vehicle and gas card for use from home to work.

Job Requirements

  • Work at Various Locations

  • Rotating after-hours On-Call Phone Support (currently every 4-5 weeks)

  • Be accessible by cell phone supplied by employer

  • Prioritize and perform tasks independently with minor direction

  • Must be punctual, reliable, groomed, organized, and a self-starter.

  • Excellent troubleshooting, analytical, and problem-solving skills

Qualifications

  • Previous experience in home or apartment maintenance, including carpentry, plumbing and electric

  • Strong troubleshooting and critical thinking skills

  • Effective written and verbal communication skills

  • Reside in Franklin County

  • Have a valid driver’s license and have ability to maintain company insurance coverage, including age minimum

  • Pass criminal background check and Drug Testing

  • Own standard set of hand tools

  • Professional appearance and demeanor

Essential Job Functions

  • Responsible for maintenance/service phone calls and emails

  • Including over-the-phone triage prior to dispatch

  • Troubleshoot/triage general household maintenance & repair matters

  • Dispatch CHI personnel and/or vendors for service needs appropriately

  • Support and advise field staff to ensure appropriate means and methods of repairs

  • Process morning follow up on after-hours maintenance/service call needs

  • Audit daily unassigned WOs and assist with handling, as needed

  • Work within Yardi property management system on computer and smart device

  • Participate in maintenance of centralized databases

  • Ensure orderliness of warehouse & garage

  • Maintain adequate inventory levels receive and distribute inventory

  • Support vehicle organization and maintenance standards

  • Perform property inspections (housing quality, eyes on support, pet approval)

  • Assist with reporting relating to work being performed at any CHI property

  • Must be able to ensure the accuracy and confidentiality of property, tenant and client records

  • Maintain consistent & effective internal communication and collaboration

  • Interchange duties and responsibilities of other administrative posts within the company including regular coverage of front desk phone and greeting responsibilities

  • Other duties as assigned

  • Yardi experience is preferred.

Physical Requirements

  • The employee must occasionally lift and/or move up to 35 pounds.

  • The employee must be capable of lifting 50 pounds on a limited basis.

  • The employee may, on a limited basis, lift and/or move up to 75 pounds using assist equipment such as a dolly, moving straps and lift gate.

  • The employee may, on a limited basis, be required to stand, kneel, crawl, crouch.

  • Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
