Title: Maintenance Technician (Residential)

Pay: $20-25/hr DOE

Schedule:  M-F 7:30am – 3:30pm

Location:  Various locations throughout Hamilton County

PRIMARY RESPONSIBILITIES:

To provide maintenance/repair/upkeep for the client’s housing stock as well as contracted modifications to homes outside of the network.

ESSENTIAL FUNCTIONS:

  • Maintain, repair and provide upkeep for assigned homes.  This includes, but is not limited to maintenance of buildings, grounds, vehicles and equipment.

  • Schedule and/or perform preventative maintenance work in all areas of responsibility to maintain the quality and value of the property.

  • Perform general repair of household appliances.

  • Perform carpentry and electrical repairs as needed.

  • Perform painting and/or drywall maintenance/repair as needed.

  • Maintain the “curb appeal” of each home by cutting grass, trimming trees and shrubs, maintaining decks and/or porches and other basic grounds maintenance activities.

  • Coordinate and perform snow and ice removal in the winter with the Maintenance Director.

  • Driving agency vehicles to the various properties that our client maintains.

  • Notify the Maintenance Director of needs involving major repair, maintenance, or replacement

  • Attend scheduled meetings.

  • Perform work duties in accordance with company safety and security policies and procedures as well as in accordance with OSHA and Blood Borne Pathogen regulations.

  • Protect company’s assets by responsibly maintaining homes, vehicles and equipment and keeping vehicles and equipment in good & clean condition.

  • Be available to work a flexible schedule during 1st shift hours (Monday thru Friday) to help meet contracted deadlines.

  • Provide on call coverage as needed.

  • Support our clients efforts to enhance quality of life for persons with disabilities and their families.

QUALIFICATIONS AND REQUIREMENTS:

  • Background checks (FBI & BCI; fingerprinting etc)

  • High School Diploma or GED

  • Knowledge of methods, materials, equipment and safety rules related to maintenance/repairs

  • Ability to organize work and to solve maintenance problems in an efficient and timely manner

  • Ability to lift 50 pounds continuously and the dexterity sufficient to perform the manual tasks involved

  • Willingness to learn new skills

  • Ability to work with others to plan, coordinate and/or complete tasks

Responsibilities:
 

  • Assists in the scheduling of painting projects. Coordinates multiple projects and sees through to completion.

  • Prepares specifications for contract painting projects.

  • Maintains finish products inventory and requisitions materials.

  • Mixes and matches paint color.

  • Paints with brush or roller – oil base, latex, varnish, stains, etc.

  • Performs caulking, patching holes and cracks, finishing drywall, sanding, plastering, washing walls and woodwork.

  • Hangs various wall coverings – vinyls, grass cloth, walltex, style-tex, foil burlap, etc.

  • Rigs scaffolding for small jobs.

Qualifications
 

  • 5+ years of experience as a commercial painter required. Must be able to use tools and equipment connected with finish work.

  • Proven knowledge of all finish products and uses, acquired through formal apprenticeship or equipment connected with finish work.

  • Proven knowledge and understanding of safety procedures and EPA/OSHA regulations pertaining to safety and proper use of thinning solvents, paints, etc.

  • Proven experience using more complex painting equipment, such as electrostatic, low pressure, high volume and hydrostatic painting equipment.

  • Proven experience coordinating multiple projects/assignments simultaneously and completing assigned tasks accurately and on a timely basis.

  • Demonstrated strong attention to detail with excellent organizational skills. Expected to cite examples of organization and time management/methods used to manage or prioritize workload demands.

  • Demonstrated project management experience in planning, executing and maintaining a project from start to finish.

  • Demonstrated experience working independently. Experience must include identifying and resolving problems where independent decision-making and initiative were demonstrated.
